Building something? Do you want to build closer to the property line than permitted, or build a fence higher than permitted, or need a sign variance? Where do you go? The Board of Adjustment (sometimes called the Board of Zoning Adjustment) handles these cases. If you have a hardship of an odd shaped lot, extreme slopes, etc., a Board of Adjustment application may be for you.

The Little Rock Board of Adjustment typically meets the last Monday of each month at 2:00 PM in the Board Chambers at Little Rock City Hall. In those meetings, they hear appeals from staff decisions in respect to enforcement and application of the Zoning Ordinance. The Board may grant variances from strict enforcement of the Zoning Ordinance. They also hear cases as prescribed by certain Design Overlay Districts, if the DOD specifies the Board of Adjustment as the board of recourse. The Board of Adjustment may not change your zoning or allow any use to occur that is not in accordance with the zoning ordinance.


The Little Rock Board of Adjustment was created by Little Rock Code of Ordinances, Section 36-66 et seq. - Ordinance #13,777. This Board is composed of five members appointed by the Board of Directors to serve three year terms. The terms are overlapped to assure an experienced quorum at all times. These are one Architect/Planner, one Civil Engineer, one member of the Little Rock REALTORS Association, and two members at large, meaning that the only requirement is to live in the city limits of Little Rock.
